We don't always get asked to do something this specific - but when we do, it makes for a really cool result. This Hickory build called for a half-and-half finish on the concrete floors, meaning part of the floor got a rich, wet-look seal and the other part got a soft matte touch. Two different finishes, one cohesive floor.

Here's why that actually matters. A full wet-look seal can feel a little too glossy in certain spaces - almost commercial. A full matte can look flat and lifeless if the concrete doesn't have much natural character. Splitting the difference gives you the depth and warmth of the wet look without the shine taking over the whole room.

The stain itself is a warm Hickory tone that pulls out the natural variation in the concrete slab. No two slabs stain exactly the same way, which is one of the things we love about this process. You get organic movement and color shift across the floor that no tile or hardwood can replicate. It's genuinely unique to that slab.

What makes this work is planning it out before the sealer ever gets applied. The transition between finishes has to be clean and intentional - not an accident. When it's done right, the floor reads as one piece. That's what we were going for here, and that's what we got.

Stained concrete is one of the best flooring decisions you can make during a new build. You're already working with the slab, so why cover it up? It's durable, easy to maintain, and the finish options are wide open. A setup like this half-and-half approach is just one example of how much flexibility you have when you plan it early.
